Originally from Australia, I have made Gig Harbor, Washington my home since 2012 and I really do believe that there’s no place on earth like western Washington, and living and owning property here is one of the great privileges of life.

With a slight increase in inventory and interest rates holding steady for now, we are seeing prices continue to stabilize across Pierce and Kitsap counties. I’m noticing a lot more contingencies in the mix, a more balanced negotiating table, even sellers agreeing to pay some of the buyers closing costs…pretty unheard of in recent times, but very welcome for many buyers who have been struggling to land the home of their dreams, even after compromising on those dreams!
Look out for a rate drop sometime around fall, but the rates are still pretty favorable with the average being about 5.4% Buying now will be a much better deal than waiting a year...and by far a much better deal than facing rising rents if you are in that situation. Selling now is still very favorable, pricing accurately is very important in this market. If you price too high you will potentially sell for a lot less than going in with a more conservative pricing strategy.
Here are the numbers from June:
Gig Harbor: New Listings 107 – Pending 98 – Sold 126 - Median Sale price $809,500
List to sale price down 10%, 5 contingent pendings, The hottest price point is $700-800,000
Tacoma: New Listings 343 – Pending 364 – Sold 473 – Median Sale Price $500k
By far the most sales closed $400-500,000 a median drop of 4% from list price to sold, 9 contingent pending sales.
Port Orchard: New Listings 112– Pending 121 – Sold - 164 Median Sale Price $520,000
Hot price: $400-500k days on market up to 7, list to sale price down 4%, 10 pending contingencies
My husband and I worked with Jo while buying our new home in DuPont and we couldn’t have asked for a better realtor.
