Originally from Australia, I have made Gig Harbor, Washington my home since 2012 and I really do believe that there’s no place on earth like western Washington, and living and owning property here is one of the great privileges of life.

🚚 January 2026 Local Real Estate Update: Gig Harbor, Key Peninsula & Port Orchard!

(No algorithms or groundhogs involved here 😅 Just real MLS data!)

We're one month into 2026 and things are steady in our Puget Sound spots. Mortgage rates chilling in the low-6%s mean buyers are thoughtful... but demand? Still solid. Inventory's mixed—some areas tight, others adding homes—which is giving buyers a little more breathing room... for now.

Quick Takeaways for Early 2026

Gig Harbor

Just over the Narrows Bridge is one of the most beautiful small cities in the PNW. Gig Harbor offers shopping & dining experiences that vary between upscale and casual, many along the waterfront with beautiful views. Our marina is home to not only fishing boat fleets but also a great many pleasure craft, if you're into boating this is a great spot to visit or to live! During summer months rent a kayak or stand up paddle board from several vendors here and paddle up to one of the local restaurants for a beverage or meal. Or if you prefer to stay outta the water, stroll downtown and explore the boutique stores & restaurants along the waterfront from the sidewalk. Summer also sees free open air concerts in Skansie Brothers park as well as the Farmers market every Thursday June through September. Ive a few favorite restaurants around the Harbor and will gladly recommend if you need! Gig Harbor actually encompasses the Key Peninsula, comprised of more rural space between smaller communities, and there is a ton to discover...dog parks, walking trails, eateries, lakes and other nice spots to play in the water. We do have a lot of waterfront!

Olalla

Just outside Gig Harbor (and across the county line into Kitsap) is beautiful Olalla, with water views from many spots, Olalla is our pretty rural neighbor. Dont miss Olalla Winery, a lovely stop for wine tastings also local craft beer on tap, they do fabulous summer concerts here too. A great place to fish (or do the Polar Bear Plunge off the bridge on New Years day if youre game!) is where Crescent Valley and Olalla Valley roads meet at the water. Right here also is the Olalla Bay Market and Landing (formerly known as 'Al's') this spot has a history of being a local meeting spot for a pizza and a beer on a fine day with a view of Mt Rainier, and if you time it right, you may also spot Orca breaching, as they travel frequently through the Colvos passage. 

Tacoma

Tacoma covers a vast area and is home to amazing historic housing, a large concentration and variety of restaurants, cafes and bars. Home also to the Tacoma Comedy Club, Rainiers Stadium, Tacoma Dome, sooo much entertainment, whatever your preference. Chihuly Garden and Glass...catering well to the creatives with many artsy boutiques and galleries. The Sounder train is great for an easy commute to Seattle, Point Defiance Zoo and nearby WA Ferry to Vashon Island (another fun neighboring place to visit!) The Ruston waterfront with all of its restaurants and a great walking/cycling path and the brand new Waterfront Park. Point Defiance park has wonderful walking trails, and is currently undergoing an upgrade to Owen Beach (restrooms, pavillion, playground, kayak and small craft access to water) There is so much more to Tacoma than I can possibly cover here, but if you are keen to visit or find a particular something, please ask me, Id love to help!

Port Orchard

With access to Seattle via the Southworth Ferry, Port Orchard and the surrounding areas is one of the fastest growing places! The marina downtown is home for live aboard boat owners as well as mooring only and you can look across the water to the huge ships in the Puget Sound Naval Shipyard in Bremerton...continue to downtown Bremerton next to the Bremerton Ferry Terminal to the Puget Sound Navy Museum for free admission and discover some of the Navy history, ensuring some of the rich PNW navy history is not forgotten! The Farmers market is held on Saturdays 9-3 from April through October at the Waterfront Park on Bay Street and open air concerts Thursday evenings June through September. Stop in at Whiskey Gulch CoffeePub after for a good meal or beverage in a friendly atmosphere while taking in the water views. There are a number of lakes within a short drive of Port Orchard, however, Long Lake is right there and offers picnic/bbq areas, swimming as well as motorized boats. Golf courses abound in Kitsap county too, McCormick Woods is the closest to Port Orchard and offers a clubhouse restaurant & bar...is a very popular spot for many events including weddings.
